Terms and Conditions
A 20% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.
Our payment terms are 20% deposit as above, 30% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied.
As stated under ‘Booking Deposit’ above all payments are due within 72 hours of due date, if payments are not received in that period a cancellation notice will be issued.
Unless otherwise agreed in writing after a further 48 hours without payment or any correspondence the booking will be cancelled, no refund will be made.
We take a security deposit dependant on the Villa, these will vary from 5000 up to 3 bedrooms, 10,000 for 4/5 bedrooms and 15000 for 6 bedroom+. Any damage must be notified to the owners immediately and rectified/paid for prior to departure.
Cancellation by the guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
20% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Please be aware that if you cancel your villa booking, you will lose the 20% deposit.
Again please ensure you have adequate travel insurance cover.
Cancellation by Thailand Holiday Homes
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We cannot accept any further liability other than the above, please ensure you have adequate insurance.
The owners cannot accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.
No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.
We do provide Internet access as per the Quick Brief located on the right hand side of every villa/apartment description. We do not accept any responsibility, should the lines (ISP) be down or if your system/pc/laptop/phone is not capable of reaching a signal. We offer this Internet access as a free service and should you have difficulties with the connection, please ask "Customer Service" for the location of some Internet Cafes which may provide a better service, but will be an independant charge outside of Thailand Holiday Homes responsibility.
Please consider our non smoking guests and smoke outside the property, ash trays are provided.
Daily maid service
Daily maid service is included in the price except Palm Grove Pool Villas and View Talay Pool Villas
The terms for Palm Grove Pool Villas and View Talay Pool Villas have additional to/amended set of terms as listed below as shown by a "+"
+ Towels changed every 4 days.
+ Bed linen changed once per week.
+ Extra change of linen and towels are by request at reception at the rate of 700THB per time
Daily maid service in all other Villas includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day and extra changes for bed linen 350 baht per bed per time. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required.
We do not provide any toiletries at all please bring your own or purchase locally. Toilet paper will be provided for your initial use.
Water & Electricity
All prices include a daily allowance for water and electricity charges of 57 KW units. Therefore your allowance based on average use of 2000 baht per week is ample (400 units). If this amount is exceeded we charge 7 baht per unit. Some properties are much larger than others, please monitor your usage.
On some ‘high end’ villas services are inclusive this will be stated on your booking details.
Please do not use the air conditioning unnecessarily and switch off when going out!
A free car with full insurance will be provided on all bookings where specified on our websites and booking form, this is primarily our Jomtien and Pattaya villas.
Cars will only be provided on bookings of 7 nights or more.
The vehicle provided will normally be a 4 door crewcab but the company reserves the right to offer any make of four door car at their discretion.The Car deposit is THB 10,000.00, which is non-refundable in the event of an accident. If the accident is small the client can pay for the repairs themselves and have the deposit refunded if they are in Thailand long enough!
Punctures will be repaired and paid by the company – kerbing and damaged wheels will not.
In the event of a car not being required a THB 600.00 reduction can be made from the list price.
The fuel level is to be checked on acceptance of the keys and returned the same, if the level is not the same clients will be charged to fill the tank to the previous level.
The owners or their agents cannot accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this.
The owners or their agents cannot accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example: strikes, floods, closure of airports, weather conditions or any such event beyond our control.
Most properties have a private pool and some developments/resorts offer the use of a communal pool. We cannot accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.
We reserve the right when offering bookings of 3 nights or less to make an additional charge of 15% to cover extra costs.
Problems or Complaints
All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. No refunds or rate adjustments will be made for malfunction of air conditioners, TV’s appliances, pool equipment or any electronic or mechanical items. In some cases 24/48hrs may be required to get spare parts if any issue causes you discomfort we will move you to another Villa if available.
Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.
Check in / out times
Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.
Late checkouts will be billed as extra charges per hour, calculated by dividing the daily rate of YOUR villa by how many hours late you check out. Late check outs are always subject to availability and can not be guaranteed.
Late checkouts are not available on any bookings where there is an afternoon arrival on the same day of your departure.
1. Non Smoking inside the house - smoke outside please !!
2. Please keep the noise to a minimum after 10pm. Any complaints from the neighbours after 10pm at night will result in you moving out from the villa without a refund.
We wish you to have a great time during your holiday, please be aware your home is located on a private residential development, please take care to respect noise levels after 10pm and do not use the communal pool.
