Taste and comfort abound in this roomy five-bedroom villa that offers fantastic value for money. You will immediately be enchanted by the lush greenery surrounding the sizable garden with a large swimming pool and mature lawns. Throw a BBQ, let the kids run around, and take in all the sun you’ve missed - Suan Suay Villa is an all-round holiday abode. Wonderfully located just 400 m from Cosy Beach, it is in an area packed with restaurants, shops and attractions. Moreover, it takes only 5 minutes by taxi to get to the Walking Street.
The villa has two indoor living areas and two outdoor living areas, all of which are super-comfortable and enjoy either hardwood or polished tile flooring for your walking comfort. One living room comes with a pool table. All the rooms have high ceilings which creates a bright atmosphere and ensures that the air stays fresh. The elegant dining room features a wooden table and high-backed chairs for eight persons overlooking the gardens.
The five bedrooms are thoughtfully decorated and many come with distinctive Thai craft furniture made of woven water-hyacinth. Three bedrooms have TVs, and the large fifth bedroom is located in the attic. Three bedrooms feature en suite bathrooms; the master bedroom shares a bathroom with bedroom 2 but each has its own access and can be locked from the inside. The master bedroom also has an outside toilet on the balcony.
The villa has a fully equipped kitchen with plenty of counter-top space and all the appliances you may need. There is also an outdoor BBQ at the rear of the building outside the kitchen. Daily maid service, free Wi-Fi, and private parking are all included in the rate.
Pratumnak Hill, North Pattaya
The villa is just 400 m from Cosy beach, Pratumnak Hill. This locale has many great eateries within walking distance, and is a mere 5-minute drive from the Walking Street. Major shops such as Big C, Tesco Lotus and Makro are a 5-10 minute drive away, and local attractions such as the Big Buddha and Silverlake Vineyards are also close by.

"Villa would benefit from a refurbishment and update, having said that we enjoyed our time there. Facilities were adequate. Daily cleaning service by 3 lovely ladies. Beds comfortable and linen clean. Sheets and towels changed regularly. A/C in most rooms, very welcome. Great showers with plenty of hot water. The garden probably too small to accommodate 10/11 people and only 4 sun beds available. Ok as only 4 in our party. Sun beds white, stained plastic, would be nice if they were updated. No sunbed/pool towels offered in property. Nice sized, clean pool for the property size. Lovely tropical garden. The immediate area is a bit shabby, however the location is convenient for beach..about 10 minutes walk down the road. Plenty of local shops and eating options within walking distance. There is a good mostly evening market 5 minutes walk away with some great fresh street food available. However there is a lot of Russian tourists in the immediate area and they tend to dominate around there. Very easy to get a taxi from around the corner to wherever you need to go. We all enjoyed our time there and would return if we go back to Pattaya. "

There were some details that we didn't like as there was a leak in the kitchen in the middle of the night, there were a lot of bugs and the refrigerator was put in the kitchen without any plan. The property and gardens are treated regularly to keep these little criters to a minimum but they are very persistant. Usualy if you keep the windows and doors closed this is a minor problem but use Mosquito spray when you go out at nights can be purchased in all Phamacies and 7/11 shops. Sorry you felt the Fridge was situated in the wrong place some kitchen designers have no idea, we could have moved it for you to another location had you asked. "Haben 7 Nächte in der Baan Suan Far Sai Villa verbracht . Das Haus ist ein wenig Runtergelebt aber Allgemein in einem guten Zustand kurz gesagt für Thailändische Verhältnisse gut . Der Pool ist Riesig und daher für Familien sehr gut geeignet. Die Zimmer sehr gross und die Beten OK nur die Klimanalagen lassen etwas zu wünschen übrig .Leider alt und nicht sehr leistungsfähig was sich dann in denn Stromkosten bemerkbar macht ! Sollten dringend dringend revidiert oder ausgetauscht werden. Die Lage ist gut Meer in 10-15 Minuten zu fuss erreichbar und es hat viele gute Restaurants in der nähe und kleine Shops zum Einkaufen. Im grossen und ganzen kann ich das Haus mit gutem gewissen weiterempfehlen."

"The Villa, is in a very good and clean state, little tired. Rooms were adequate, Located in quiet and discreet location, this villa is ideal for groups and families. We mainly lounged outside by the swimming pool and in the pool room, was superb for group of guys. Little issue with the hot water, as was told to leave my air conditioning unit on to keep hot water in the tank. The swimming pool filtration system was not working, and Elle the care staff ensured this was resolved immediately. Apart from this the staff were always helpful and courteous and were on hand when ever we required. Cleaners were quick and efficient, the villa is on the quieter and cleaner side of Pattaya, only 10 mins from walking street and 15 from beach road in a taxi approx 150 bahts. 10 minutes from Jometien beach. Overall would definitely recommend the villa, and would 110% recommend 'Thailand Holiday Homes' See you soon guys. C "

"pros - Villa and staff was great, great location and pool. Nice and private area inside and out, the villa itself it really nice. cons - Wi-Fi wasn't great and kept cutting out meaning I had to go to the shops to work, phone back home etc. hot tub was dirty and not working and no curtains to block out the sun for extra sleep on them late nights. would 100% stay again "
