The villa was well equipped and clean. It was reasonably close to Pattaya centre and all attractions. Really worth staying here if you get a chance. The staff were very helpful and friendly.

Good for family to stay

We stayed at the villa for four nights at the end of a one month trip through South East Asia with 3 generations of a family. It was a true delight. The house is well enough equipped to make it feel like home, comfortable enough to never feel cramped the views over the ocean are beautiful. The mud flats out the front stretch on for some time, so swimming there is not possible - but the pool makes up for any losses in that area. The only negative observation is that although the house is very clean there are obvious areas that the cleaner is not getting to. Even if we washed our own dishes the cleaner would not empty the dishwasher. The glass doors were not cleaned and the bathroom grout was overflowing in areas. At the moment this is not having any impact on the comfort of the stay, but as the amenities age the maintenance will become more critical. I only mention this here so the owner is aware. The owner is quick to respond to emails and very helpful... could not have asked for more. Given the opportunity... I will be back!

Villa is a good size clean and well looked after. Be aware it is quite a climb to get to it and it is not in the main part of Karon Beach, but tutus are plentiful. Pool again is a good size. We had four days of heavy rainstorms and the roof leaked also I believe this caused the problems we had with lights. Manager got things repaired quickly and it stopped raining, as he did when we had problem with bath taps. So quite a nice villa where problems are dealt with
